Description
TURN-KEY 2-BEDROOM CORNER APARTMENT WITH LARGE SOUTH-FACING TERRACE AND PRIVATE GARAGE
This is one of those homes that really needs no further work — simply unpack your boxes, arrange your furniture and move straight in! Located on the green and sought-after Eslaan, just a few minutes’ walk from the town centre and Naarden-Bussum railway station, this bright 2-bedroom CORNER APARTMENT is situated on the GROUND FLOOR. In 2024, the apartment was thoroughly renovated and finished with great attention to detail. A brand-new kitchen, new bathroom and sanitary facilities, new electrical wiring, underfloor heating, beautiful built-in cabinetry and high-quality finishes: it has all been taken care of. In addition, there is a wonderful, wide south-facing terrace offering plenty of privacy, as well as a private garage with an electric door. Comfortable, single-level living without compromising on atmosphere, space or location.
INSIDE
From the moment you enter, the apartment immediately feels calm, stylish and beautifully finished. Almost the entire apartment features the same flooring with underfloor heating, creating a seamless flow between the rooms and making the property feel particularly spacious.
The living/dining room is bright and generous in size and benefits from the corner position of the apartment. There is plenty of room for a comfortable seating area and a large dining table. The windows provide an abundance of natural light, and from the living room you can step straight onto the terrace.
The open-plan kitchen was completely renovated in 2024 and features a modern design with plenty of worktop and storage space. The ceramic hob has an integrated extractor fan, keeping the kitchen sleek and uncluttered. The washing machine and tumble dryer are neatly concealed in a built-in cupboard. Alternatively, there is also the option of placing them in the bathroom.
There are two good-sized bedrooms. The main bedroom has a newly renovated built-in wardrobe, while the second bedroom also benefits from built-in storage. This is an ideal room for guests, working from home or, of course, as a fully-fledged second bedroom.
The bathroom and separate toilet have also been renovated. The bathroom features a generous walk-in shower measuring approximately 1.00 x 1.40 metres, a wide washbasin of approximately 1.20 metres with vanity unit, a wall cabinet and towel rails. The ventilation system in both the bathroom and toilet was renewed in 2024.
Considerable attention has also been paid to the technical aspects of the apartment: all electrical wiring has been renewed and a modern fuse box has been installed.
THE OUTDOOR SPACE IS JUST AS APPEALING
The approximately 7-metre-wide terrace is undoubtedly one of the highlights of this property. It is largely covered, faces due south and offers a beautiful view towards the characteristic historic villas along Eslaan.
It is a wonderful place to enjoy your morning coffee, a long lunch or a glass of wine at the end of the day. In May/June 2026, a new awning and external screens were installed. Several of the windows have also been fitted with screens.
The apartment's position at the side of the building provides an additional advantage. The adjoining garden is not used as a through route, resulting in a surprisingly peaceful and private outdoor space.
LIVING ON ESLAAN
Eslaan is one of those streets that combines the best of both worlds: green and peaceful surroundings, while the lively centre of Bussum is just around the corner.
The location also has an interesting history. The site of the current apartment complex was once home to Villa Insulinde, built in 1898. The current small-scale apartment complex was constructed in 1985. The atmosphere of the historic villas can still be clearly felt in the immediate surroundings.
For your daily shopping, the town centre is just a short walk away. Shops, boutiques, restaurants, cafés and terraces, the library and the popular Thursday market are all within easy reach.
Naarden-Bussum railway station is approximately a five-minute walk away, providing excellent connections to Amsterdam and other destinations.
THE BUILDING IS ALSO WELL MAINTAINED
It is not only the apartment itself that has received attention. The building is clearly well maintained too. The lift was completely modernised in 2025, and the exterior painting of the building and garages has been carried out.
The owners' association (VvE) operates with a Multi-Year Maintenance Plan (MJOP) and actively discusses future maintenance and its financing. Professional management is in place, and owners have access to an online portal providing insight into ongoing matters and the association's finances.
The financial administration is also well organised: the audit committee reviewed the 2025 annual accounts and recommended their approval.
The monthly service charge is €326.68. This covers, among other things, insurance, the lift, cleaning, landscaping, utilities for the communal areas, management and provisions for major maintenance. For 2026, €6,500 has been allocated to the reserve fund for major maintenance.
The apartment also comes with a private garage/storage unit with an electric door and lighting. Visitor parking spaces are available on the property's own grounds.
The apartment has an energy label B.
The Nefit HR combination boiler was serviced in September 2026 and approved by the installer.
The communal garden has an automatic irrigation system supplied by water from a private groundwater well.
