Description

WARMONDSTRAAT 77-2 – GREEN AND PEACEFUL LIVING BETWEEN VONDELPARK AND REMBRANDTPARK
In a wonderfully peaceful part of Amsterdam, with a canal and plenty of greenery right outside the door, you will find this surprisingly efficiently laid-out apartment of approximately 50 m². Situated on the second floor, the apartment combines a wonderfully bright living area at the front with two bedrooms, a kitchen renovated in 2026, a wide balcony and a spacious private storage room on the fourth floor. Large windows in the living room provide an attractive green outlook towards the water. Add to this the fact that the property is situated on freehold land and its excellent location between Vondelpark and Rembrandtpark, and you have a particularly complete apartment where peace, greenery and city living come together perfectly.
Layout
The communal staircase leads to the entrance of the apartment on the second floor.
From the hallway, you enter the spacious living area at the front of the property. The living room and dining area are interconnected, together creating a surprisingly spacious and bright living space. The wide windows allow plenty of natural daylight to enter and offer a pleasant green outlook towards the canal. There is ample room for both a comfortable seating area and a generous dining table. The wooden flooring and characteristic archway between the living and dining areas give the space a warm and inviting atmosphere.
Centrally positioned in the apartment is the kitchen, which was renovated in 2026. Finished in a calm, contemporary colour scheme, the kitchen offers a practical amount of worktop and storage space. It is also equipped with various built-in appliances, making it both practical and complete.
At the quiet rear of the apartment are two bedrooms. The main bedroom is well proportioned and offers sufficient space for a double bed and wardrobes. The second bedroom is compact yet practical and ideally suited as a children's room, home office or guest room. The wide balcony is accessible from the rear of the apartment and extends across almost the full width of the property, providing a pleasant outdoor space.
The bathroom is centrally located and practically fitted with a shower, washbasin and toilet.
Private storage room
On the fourth floor, the apartment has a spacious private storage room of approximately 7.1 m². With its own window, practical dimensions and a ceiling height of approximately 2.21 metres, this is an exceptionally useful additional space. Besides providing ample storage, it could also be used as a hobby room, workspace or other multifunctional space. Formally, the measurement report classifies this room as external storage space and it therefore does not form part of the official living area.
Freehold land
An important advantage is that the property is situated on freehold land. There is therefore no ground lease and no periodic ground rent to pay. This provides a favourable and straightforward ownership situation and represents a clear advantage in Amsterdam.
Location
Warmondstraat enjoys a wonderfully green and peaceful location between Vondelpark and Rembrandtpark. From the apartment, you can easily walk towards Vondelpark, while the Westlandgracht canal and several green areas are virtually on your doorstep. It is an area that feels remarkably peaceful while still offering all the conveniences of city life close by.
The immediate neighbourhood offers a variety of attractive cafés and restaurants, including Foodbar 63 and Caffènation, while the Hoofddorpplein area provides a wide range of shops and amenities for everyday groceries and other necessities. Sports enthusiasts will also find plenty of options nearby, while both parks are ideal for walking and running.
Accessibility is equally excellent. Lelylaan Station is approximately five minutes away by bicycle, while the A10 ring road can also be reached quickly by car. In short, this is a wonderfully peaceful and green place to live, while remaining exceptionally well connected to the rest of Amsterdam.
